When should I consider property investment due diligence?

Due diligence is advised when you are considering investing in commercial real estate or if you wish to sell your commercial property to a potential buyer.

What steps do you take to make sure that I am making a secure investment?

We perform a due diligence on the property itself (which includes searches on the property and owners of the property), and we obtain all relevant certificates (e.g. electrical, plumbing) and service documents (e.g. pest control). We also perform searches and a due diligence on the current lessee (if applicable) and perform a due diligence on the investment, which includes market price analysis, cash flow analysis and recommended purchase price.

What information do I need to supply before you can conduct due diligence on the property I want to invest in?

  • Information about the investment property itself, such as erf number and physical address 
  • Details of the current owner(s) and/or details of the current lessee (if applicable): full names and ID numbers.
  • A copy of the current lease. 
  • Annual financial statements if the property is owned by a business.
